What does NoteGage verify?
NoteGage is designed to compare material deal claims with available sourced evidence and documents where supported. The exact evidence available varies by deal, so the report distinguishes corroborated information from claims and unresolved items rather than implying every field has been independently verified.
Why can a report leave something unresolved?
Missing or non-comparable evidence is itself important diligence information. If NoteGage cannot establish that two sources describe the same fact, scope or period, it keeps the issue unresolved instead of forcing a match or contradiction.
Is a seller-stated property value treated as fact?
No. A seller-stated value is a claim until supporting evidence is available. See property value verification for the evidence hierarchy and limitations.
Can NoteGage prove first-lien position?
A report can organize and compare available lien and assignment evidence, but public records can be incomplete or delayed. Title work or legal review may still be needed. See lien position verification.
What documents matter in a mortgage note collateral file?
Common diligence documents can include the note, security instrument, assignments or allonges, payment or servicing records and title or lien evidence. The useful question is not only whether a file exists, but what fact it supports and whether the chain is complete. See collateral-file documents.
What happens when evidence conflicts?
