NoteGage is software for pre-purchase mortgage-note analysis and verification. It brings listing claims, documents, available outside evidence and deterministic deal math into one reviewable workflow.
Why it exists
I'm a software developer, not a note investor. My brother buys notes and kept doing the same verification by hand, so I built NoteGage to automate the repetitive parts while keeping the evidence visible.
The problem is less about producing another score and more about keeping the inputs reviewable. Listing claims, collateral documents, outside evidence and deal math often live in different places. NoteGage is built to keep the source trail visible, surface conflicts and unknowns, and make the calculations inspectable before a buyer commits more time or diligence expense.
The product principle
- Preserve seller-stated claims as claims until evidence supports them.
- Keep the source and date attached to material evidence.
- Compare like with like before calling two sources conflicting.
- Leave missing or non-comparable information unresolved instead of guessing.
- Use deterministic calculations for the deal math so the inputs remain inspectable.
What it does not claim
NoteGage is an analysis and diligence aid. It does not replace title work, legal advice, servicing records, a current appraisal or transaction-specific professional review. The goal is to make the available evidence and remaining questions clearer, not to pretend every fact can be established from software alone.
